Zoning Board of Appeals · Meeting of August 12, 2026

Barnstable's Zoning Board of Appeals granted two special permits and continued three appeals to Sept. 23. Assistant Town Attorney Jan Kendrick first briefed members on state changes that replaced the variance hardship test with an undefined "practical difficulty" standard. The board approved an ADU for a 933-square-foot Little River Road carriage house, 33 square feet over the 900-square-foot limit, and a 1.2-foot front-setback addition on Knies Neck Road.

It continued a Cotuit pool variance that falls half a foot short of the setback, a barn ADU request and a Route 6A carriage house conversion.
