Zoning Board of Appeals · Meeting of September 23, 2026

BARNSTABLE — The Zoning Board of Appeals approved a 1,553-square-foot barn ADU in West Barnstable on a 4-1 vote. The board granted Edith A. Tonelli a special permit at 1595 Main St. after debating whether the ordinance's "greater than 900" language leaves a size cap to the Town Council. Chair Jacob Dewey voted no, and a proposed storage-area condition failed 3-2.

The board also granted a six-inch pool variance in Cotuit 5-0, allowed a one-bedroom residence in the Barnstable House carriage house at 3010 Route 6A, and approved two teardown-rebuilds in Osterville and Hyannis. Aaron Webb was elected vice chair 7-0. Building Commissioner Brian Florence said the pool case reached the board only because a special permit is involved.
