Barnstable Planning Board unanimously backs special permit and lot merger for Hyannis plaza. The board voted 6-0 to approve Special Permit No. 2026-003 for 378 and 384 Barnstable Road and 425 Iano Road, protecting 16 legal preexisting nonconformities at the Hyannis shopping center long known as King's Plaza, including lot coverage of 91.1 percent where 50 percent is the maximum and 412 parking spaces where 464 are required. Attorney John Kenney, representing trustee Louis Vinios of the JMP Hyannis Trust, said the redevelopment since 2021 replaced four dilapidated buildings and closed a curb cut that had forced drivers to back onto Barnstable Road, calling the legal approach "a square peg in a round hole" but an improvement to the neighborhood.
The board also voted 6-0 to endorse a companion approval-not-required plan merging the site's parcels into a single lot. No members of the public spoke.
